What is checked in a building inspection?

An inspector uses sophisticated software to check everything, take notes and take pictures. Our inspectors also have years of experience and are familiar with the requirements. During the structural inspection of your home, a comprehensive list of elements will be inspected and completed by the inspector. This involves a complete inspection of the home from the top of the roof to the bottom of the crawl space.

The building inspection is purely visual and non-destructive. If our inspector accidentally finds asbestos during the survey, it will of course be mentioned in the report. However, the inspection is not an asbestos inventory. Also, any hidden defects that become visible after the removal of wall finishes, paneling, etc., are beyond the scope of this visual building inspection.

What does a building inspection cost?

The cost of an architectural inspection is €369.00 including VAT for houses up to 1000 m³ of capacity (almost all houses including larger detached houses fall within this 1000 m³).

Are the costs of a building inspection deductible?

In some cases, the cost of a building inspection is tax deductible. For example, when purchasing a somewhat older home, the mortgage lender may ask for a building inspection. Such an inspection is also mandatory when a home’s appraisal has shown that the cost of overdue maintenance is 10% or more of the home’s value. In either case, the cost of the building survey is deductible.

Of course, it is true that a building inspection is also a cost, but think of it as an investment and insurance for unforeseen construction defects and greater security. The ratio of the cost of a building inspection often outweighs the cost of overdue maintenance. Especially if you find yourself at a loss after the purchase, when it turns out, for example, that certain plumbing was not installed properly. Construction report after the inspection

The final result of building inspections is a so-called architectural report. You will receive this shortly after the inspection. You will receive it digitally in your mailbox, in addition to being available in your own housing dashboard through a partnership with myhome.com.

Price terms

  • For homes up to 375m2 (about 1000m3) of house volume at a building inspection.
  • For homes up to 190m2 (about 500m3) of house volume with an Energy Label and building survey.
  • Surcharge per 1m2 is €0.65 incl. VAT (if not specified correctly this will still be charged).
  • Canceling assignments up to 24 hours in advance (counting weekdays) is not a problem.
  • If an inspection does not take place on the day of the appointment you will pay 100%, for a new order you will receive a € 100.00 discount.
  • Maximum of one house number, 1 dwelling.
  • Crawl space and roofs are inspected in accordance with our conditions below, and if the inspector finds no obstructions on site and of course assesses the situation as safe and responsible.
