You see cries like this come up often, especially on social media. But how can that be? We believe that a good valuation of your home should really look at the home itself. So: ‘What is the state of the finish’, ‘what does the neighborhood look like’, etc. And you just can’t do that from your (desk) chair, behind the screen of a computer.

What is a valuation?

You should think of a valuation as a rough estimate of the value of the home you want to sell or buy. This can be useful if you want to sell your home yourself or come up with a sales strategy. But also if you are curious about any estimated excess value.

During a tour, we will get a good idea of your home. And along with cadastral data and checking some sold/for-sale homes in your neighborhood, this estimate will give a good idea of the sale price. Pretty handy.

No appraisal

Please note that a valuation is not an appraisal report. Oh! But what then?
An appraisal report is a report prepared by an official appraiser who determines a sale price by looking at all the properties of the home. The report gives a complete picture. This often adds up to quite a bit, as the cost is easily a few hundred euros. You do need this if you want to apply for a mortgage. But in all other cases, you can often get by with a valuation.
